This book examines determinants of residential housing market in Addis Ababa. The book examines the process and procedure of house transaction and identifies the role-played by different actors such as brokers in the market. In addition it provides empirical analysis about factors that determine the price of the house in the city. The market of housing is inefficient and needs thorough understanding and dedicated policy interventions. The residential housing market is mainly related to the existing failed land lease policy and government ownership of land. The main determinant of the housing price is found to be land. In order the market for housing to operate efficiently the city quite entails a proactive land and housing policy.
